KEY ACCOUNTABILITIES / RESULTS / PERFORMANCE MEASURES

The Manager is accountable for efficient and effective delivery of operational objectives and specific projects’ deliverables.

  • Supervision and management all aspect of the Car park operations of the building complexes including ensure specific / identified projects are delivered on time and within budget.
  • Ensure optimal utilization of resources and projects are implemented within budget.
  • JOB SUMMARY (major functions of position)

  • Accountable for the day-to-day operational management of the car park facility.
  • Responsible for the development, on-going review and implementation of parking management policies and procedures pertaining to the operation of the car park, staff duty roster and training, operation of the car park management system and generation of income from the facility to agreed levels.
  • Ensuring that monthly servicing schedule of equipment and machinery carried out by the contractors to ensure smooth running of the car park.
  • Monitoring all expires of all required licenses and to ensure that renewals are done prior to expiry including reviewing and to improve car park renewal system with ICT dept.
  • Recommend to management to upgrade car park equipment from time to time to ensure operational efficiency and reliability.
  • Checking and verifying all reports relating to car park operation including Visitors and Season parking.
  • Handling customers’ complaints and enquiries on card problem and clamping issues and ensure to do regular monitoring on defects in the car park and coordinate with the staff or relevant parties on actions to be taken to rectify the defects.
  • Monitoring the cleaning and security contractors’ service performance including CSS systems to ensure all matters relating to car park are attended to and action taken by the respective staff or department/division.
  • Reviewing parking fees from time-to-time and propose to management on new/revised fee when necessary.
  • Preparation of the operating budget and monitor the monthly expenses.
  • To liaise and coordinate closely with other department and parties to ensure conformance to project quality plan and specifications: a) Development and Project Management team on initial planning of new car park sites. b) Purchasing on car park tendering/purchases including supply and install of car park equipment, upgrading works, signage, security and cleaning contracts, etc.
  • ​ Ensure a cohesive working synergy, remains on track and in the right frame of mind among the Project Team for the company to grow and move forward as one entity.
  • Accountable for the implementation and compliance to the approved quality, occupational safety, health and environment standards towards meeting customers’ expectations and fulfilling regulatory requirements
  • Undertakes any other tasks and assignments as directed by the Management.


  • POSITION SPECIFICATIONS

    (minimum requirement to competently perform the job, NOT the specifications of the person currently holding the position)

    Qualification

    Degree in Property Management, Real Estate Management, Business Administration or its equivalent

    Desired experience/exposure
    Minimum five (5) years relevant working experience in car park or property management of high rise residential, commercial or shopping complex.

    • Experience in operating automated car park and technically familiar with car park automation system is a pre-requisite.
    • Knowledge of Building Maintenance is an advantage.
